Brief: Promote our development of 51 luxury Riverside apartments in Como and generate leads for the sales team.

Through the use of census data, REIWA/Realestate.com.au information and talks with the sales agent, we were able to identify a core target market to promote the development to via crafted Facebook lead generation advertising campaigns.

Our targeting considered a range of aspects such as the standard suburb demographics, age and gender of our prospects. We then looked at who buys in the area, what suburbs they come from, existing home owners in the area, what their purchase habits are, key motivators for them to consider the development and their social media patterns.

The advertising comprised of product and lifestyle imagery and a number of cleverly crafted headlines and calls to action.

Results: 247 leads with phone numbers, their suburb and full contact details.

GREAT RESULT BUT WHAT NEXT?

So, you have the leads from Facebook and Instagram but now what to do with those leads to convert them into sales and actual $$$?

  1. You need to respond in a timely manner (some agents are calling prospects within 10-15 minutes of receiving the enquiry. Your prospect will be the hottest in the first 24 hours (even less)
  2. You need to have a good nurturing plan in place for future communications and stick to it.
  3. You need to give them NEW NEWS and further reason to show continued interest in your offering and stay top of mind – eg a display office has opened, a percentage has been sold, a new product development or local area news etc
  4. Conversion strategies – you must have conversion strategies in place. For example: Create offers, Ask your leads key leading questions, ask for the sale or the appointment, get in front of them, constantly follow up (without being a pain), continue to educate your leads on why they need your offering.
